			<content:encoded><![CDATA[<p>This summer there will be 27 new lofts ready for delivery in Evanston.  The development, 2100 Greenwood, is being constructed in what once was the Main Steel building, which dates back to the 1950s.  The loft renovation process involved preserving much of the original building design and also incorporates a lot of green elements in that material was recycled and reused for construction.  There is plenty of exposed brick and steel, giving the lofts a classic, traditional look while still showcasing plenty of luxury finishes.</p>
<p>The lofts at 2100 Greenwood will range in size from 980 to 2,700 square feet with prices starting at $335,000.  The condos, depending on what floor they sit, either have private patios, Juliet balconies or recessed terraces.  A few even have both terraces and patios.  A portion of the condos have dramatic, 20 foot ceilings and are also handicap accessible for those with disabilities.  All come with one indoor heated parking space for your automobile.</p>
<p>Other interior details include a top of the line stainless steel appliance package for the kitchen, granite counter tops, kitchen island, and hardwood flooring.  Buyers get a choice of select cabinet finishes and colors, tile and flooring.  The development features a beautifully landscaped courtyard with brick paths, lighting and a building lobby with secure entrance.</p>
<p>2100 Greenwood is sure to be a popular choice for buyers in the market for a home in the suburbs, and the units there are comparable to many of the luxury <a href="http://www.bestchicagocondos.com">Chicago Condos for Sale</a>.</p>

			<content:encoded><![CDATA[<p>The ongoing and fiercely contested debate over the proposed Klutznick-Fisher Development  49 story Fountain Square Tower to be built on 708 Church Street turned the page on another chapter in late February.  Local residents and members of the Evanston Coalition for Responsible Development attended the regular Planning and Development Committee meeting to express their concerns and opposition to the project.  </p>
<p>The Daily Northwestern reported that the citizen group was well prepared to present their side of the argument and had an ample supply of printed material to back up their concerns.  The group even maintains a website that debunks what they claim are &#8216;myths&#8217; about the supposed benefits that the high-rise will bring.  Some of the most common ones they pinpoint are that the development will add almost 2.5 million in yearly tax revenue, which they claim is inaccurate.  </p>
<p>What could have been a heated debate was postponed because other city business caused the meeting to run late.  The next meeting is scheduled for March 10th, but the planned agenda is likely to run late again, so another meeting has been set aside on March 17th to specifically discuss the proposal.  </p>
<p>In other business, the request for $300,000 to help fund three affordable condos in a project on 241 Callan Avenue was defeated.  A previous post covered that proposed project.  </p>
<p>There&#8217;s no way to predict if the Fountain Square Tower will break ground or not.  If it does, it will rank as the tallest suburban residential building outside of <a href="http://www.bestchicagocondos.com/pre-construction-condos/index.html">Chicago Condos</a> high-rises.</p>

A business center provides a place to work away from the office or hold meetings with colleges.  High speed Internet is wired in as well.  Transportation isn&#8217;t a problem either because the train station is within walking distance from the apartments.  Even the inviting beaches of the lake are also just a short distance away.    </p>
<p>One year leases are available for these unfurnished apartments.  The units range in size from 567 to 1,968 square feet and floor plans vary from studios to three bedrooms and one to two and a half baths plus a balcony.  The kitchens are chef quality and have built-in microwaves and European style cabinets.  Monthly rents fall between $1,489 to $3,830 plus a $500 deposit.  Cats are welcome.</p>

			<content:encoded><![CDATA[<p>A probable result of the slowing condo market is the delay of a new condo complex that was slated to begin work by March 5th.  The Daily Northwestern reported that the Evanston City Council approved a request to push back the start of the Central Street project, Eastwood of Evanston, for as long as 13 months.  </p>
<p>Normally a developer must begin construction work on a project within a year of getting a building permit.  But developer Robert Horne wasn&#8217;t certain that he could garner enough sales for his project by the original deadline.  Located at 1700-1722 Central Street, the complex will contain 47 units plus retail space.  </p>
<p>A few stipulations were attached to the extension that was granted.  Horne must put up a construction fence and keep the site maintained effective from 15 days after the new construction date of May 1st in 2009.  Mr. Horne countered that he might need another 30 days past May 15th to secure enough sales to warrant actually starting construction on the project.  The committee agreed to revisit the issue in May of 2009 and act accordingly with their findings.  </p>
<p>This situation is a typical example of the problems facing developers today, especially developers in smaller communities, but also those who build larger <a href="http://www.chicagohomeforsale.com">Chicago Homes.</a>  The weaker market conditions make it more difficult for developers to sell the magic 50 percent of units to gain financing, and lenders are sometimes even requiring that more than half the units be contracted before they will sign on to fund the project.</p>

There are units available for rent if you aren&#8217;t ready to buy just yet, so you can still enjoy living in this brand new building without having to make a long term commitment.  </p>

The Evanston City Council was set to vote on whether or not to fund a grant request to convert a building that sits on 241 Callan Avenue into five condo units, three of which would be offered and sold at a reduced price in exchange for the funding requested.</p>
<p>A sum of $300,000 was asked for by the Economic Development Committee to help pay for the project, according to The Daily Northwestern.  The money would defray construction and renovation costs and allow three of the condos to be priced about $100,000 lower than they normally would be.  The reduced price for the condos would be around $185,000.  To qualify for the lower price, a buyer&#8217;s annual income would have to be at or below 80 percent of the average area income.  A counter offer of $250,000 was recommended by the Housing Commission, but there was opposition to that amount by other city leaders.</p>
<p>Evanston could benefit from the addition of affordable units, but we&#8217;ll have to wait and see if the grant is approved or not for this project.  On the other end of the scale, the condos at<br />
<a href="http://www.bestchicagocondos.com/new-construction-condos/565-quincy.html">565 Quincy</a> in Chicago are more expensive but feature some great luxury details and finishes.</p>

The classic brick structure is ideally situated close to the center of town, and the center of activity.  There is a good selection of restaurants from which to chose when you&#8217;re in the mood to dine out.  Shopping is close at hand, so you can take your time and thoroughly check out the retailers nearby.  Not only that, living at Renaissance means you are only a short trip from everything Chicago has to offer, including Lake Michigan.</p>
<p>There are 22 condos at Renaissance Ridge, with from two to three bedrooms each.  The building itself sports new Marvin windows, a new roof, plumbing lines and electrical systems.  There are storage lockers, an exercise room and the complex is secured with a fence and remote entry gate in the back.</p>
<p>The individual condos have oak hardwood flooring, new cable television and phone lines, new gas forced air heating, new drywall and insulation, new hot water heaters, new paint, crown molding, wood doors and gas ventless fireplace with stone surround, hearth and wood mantle. The kitchens have been beautifully designed with cherry or maple 42 inch cabinets, full stainless steel appliance package, stainless steel sink and granite counter tops.  The master bath is outfitted with double porcelain sinks, full size mirror, ceramic tile flooring, glass shower door and tub surrounds.  The second bath contains a Kohler pedestal sink and recessed medicine cabinet.</p>

			<content:encoded><![CDATA[<p>By a vote of 4 to 3, the proposed 49 story tower slated for construction in downtown Evanston was approved by the Plan Commission in mid December.  The vote was actually split among the men and women of the commission, with the men and the project wining the majority by one vote.  </p>
<p>The community, just like the commission, has been distinctly divided over the tower.  Those for it claim it will be a boost to the redevelopment and expansion to the downtown area. Those opposed to it say the design doesn&#8217;t fit, it is too tall and the city engaged in private negotiations with the developers James Klutznick and Tim Anderson, which is essentially illegal. </p>
<p>The developers pushed the point that the new tower would benefit the city by increasing the property taxes and thus aid the Fountain Square renovation.  Klutznick and Anderson also promised to purchase the adjacent Hahn Building and bring it back to its former glory.  They state they also intend to seek LEED certification.</p>
<p>Opponents to the tower express concerns that the retail section of the mixed-use building will draw customers away from the downtown shops.  Residents say they would prefer housing that favored families, such as single homes, instead of condos that could potentially only draw part time residents and not permanent ones.</p>
<p>The next vote on the project will occur this month, so we&#8217;ll have to wait and see if the tower does eventually go forward and Evanston gets what will be the tallest high-rise outside of Chicago.  That would definitely put them on the map, for better or worse, and make them competitive with other well known <a href="http://www.chicagohomeforsale.com">Chicago Homes for Sale.</a></p>

			<content:encoded><![CDATA[<p>In a move that seems to be reflecting the current market trends, developer Roszak/ADC has decided to change the course of a project already well underway on Clark Street and Oak Avenue.  In 2004 they began construction on the Sienna, which is a two building project with about 120 condos.  Now, instead of finishing the development with the other two buildings that would have contained another 136 condos, Roszak is going to put up an apartment building with 70 units and an Aloft hotel that will house 111 units.</p>
<p>Condo sales have declined over the past year with no sure rebound in sight for the near future.  On the other side of the market, apartment rents have seen a steady rise along with demand for hotel suites.  According to figures released by developer Roszak, there is only a 4 percent vacancy rate for apartments in Evanston, making the decision to switch from condos to rental units even more tempting.  The financing for the new project could be in place soon and ground broken on the site by this coming spring.</p>
<p>The original building design for the once would-be condominium will stay the same, just be contain apartments instead.  The option of flipping them to condos for sale at some future point is not out of the question and many other rental towers have done the same thing in the past when the markets have turned.  Sales of the now defunct condos hadn&#8217;t reached 50 percent and those who had purchased a condo will either be refunded or offered a unit in the second tower of Sienna.  </p>
<p>It will be interesting to see if apartment towers and hotel condos gain even more market share from <a href="http://www.chicagohomeforsale.com">New Home Construction in Chicago.</a></p>

<p>Most of the units at Optima have fantastic views of the nearby lake from the private balconies as well as the expansive windows in each room. The building perks include a landscaped rooftop garden for even more great cityscape views, two indoor swimming pools and an exercise room so residents won&#8217;t have to leave the building for a workout.  One parking space is provided in an indoor heated garage plus there are assigned individual storage lockers that are handy for storing sporting equipment or just about anything that doesn&#8217;t go in your condo.</p>
<p>Cable television, high speed Internet and window treatments are standard.  Each unit comes with a washer and dryer and the kitchens contain custom maple cabinetry and granite counter tops, dishwasher and garbage disposal.  Plush carpeting in the bedrooms and hardwood flooring in the common areas is installed.  Leases of one year are available and utilities such as cable, heating, air conditioning and water are included in the rental fee.  The building is also pet friendly with cats and small dogs welcome.</p>
