Recent Information on the Evanston Housing Market Spring 2006
Evanston is now teetering between a buyer’s and seller’s market, although at the moment there are more buyers than sellers; there continues to be an influx of people moving into Evanston, enticed by an abundance of new condos, townhomes and lofts soaring into the downtown area skyline as well as the very historic buildings all over Evanston. You could say that the pure variety of housing choices in Evanston is staggering. Right now there is a good supply of housing in all price ranges, although the average price of a house on the Evanston market is about $675,000, making it the 5th most expensive college town in the country. Home prices are up about 5-10% from last year. The average time a house spends on the market is very short at around 30 days, leading some to speculate that Evanston is a true seller’s market at the moment. Just take a look at downtown new condos are being built at an incredible rate.
This spring the real estate market has remained somewhat steady especially compared to the wild fall market last year. Right now the Evanston City Council has in its hands a proposal to build a controversial affordable housing development on Church Street and Darrow Avenue. The council recently passed a proposal to go ahead with the construction of Church Street Village, a 40-unit complex at 1613 Church St., just west of the El tracks.
