Seeds Planted For Maple Ave High-Rise
It looks like a new mid-rise building will be going up on 1890 Maple Avenue sometime in the near future. Approval by the Evanston city council was granted to developer Robert King for a fourteen story apartment building at this site. Interestingly, the deal breaker in securing approval from the council for the building was that King had obtained a letter of intent from chain grocer Trader Joe’s that stated they would be occupying the retail space.
Apparently the council had been divided for several months on the Maple Street proposal. Objections included doubts that Trader Joe’s would honor their word and actually locate there. It seems that Evanston had been courting them for some time and hadn’t been successful. Other objections focused on doubts that there was enough parking space to accommodate parking for a large grocery. And still others objected to the size of the project, stating that a neighboring 18 story high-rise that was already approved had been a mistake in terms of planning.
But those in favor of the building cited the need for a grocery store in that area of town. King assured the council that even if Trader Joe’s backed out of the agreement that he would find another grocery to be the tenant in the building. However, the council is sticking to the decade long ban on allowing a convenience store to open there.
